Couldn't load pickup availability
I got three quotes for my pole barn and couldn't compare any of them. One included gutters. One skipped insulation. One didn't do concrete at all, and of course that one was the cheapest.
If you're getting quotes right now, you know how this goes:
- Every builder quotes a different barn. Different steel, different posts, different stuff "available as an option."
- The lowest number usually has the most missing. Ask me how I know.
- "Didn't say"? Assume it costs extra until they put it in writing.
- So you're at the kitchen table at 11pm with a calculator, redoing the whole thing every time a new quote shows up.
- And one builder never calls back. No spreadsheet can fix that guy.
So I built a spreadsheet that does the math for me. You tell it the barn you want once. For each quote you type in the base price and go down the list: included, extra, not offered, or didn't say. Anything a builder left out gets an estimated price, using what the other builders charged for it, or your own number if nobody priced it. Now every total is the same barn, apples to apples. Get an updated quote, update that builder's tab, and the rest figures itself out.
In the sample screenshots, the "cheapest" quote at $23,150 comes out around $43,370 once you add back the concrete, site prep and everything else it skipped. That's the whole reason this thing exists.
Five builders max. If you need a sixth quote, you're not shopping anymore. You're procrastinating.
What you get
- Compare tab. Every builder side by side, apples to apples: what they quoted, the estimated fill-ins, the all-in total, rank, cost per square foot and cash due at signing. The lowest total turns green. Print it for the kitchen table.
- A tab for each builder (up to 5). Base price, line items, payment schedule, warranty, lead time, quote expiration and a gut-feel score.
- Plan B: DIY it or sub it out. One builder wants $8,400 for concrete and your concrete guy says $6,500? Pull it from that builder and keep it with the one who priced it right. Put in your DIY materials and hours (at whatever your time is worth) or a sub's quote, and it shows what each swap saves. Everyone gets ranked on the mix you'd actually go with.
- Call Sheet. Pick a builder and print it. It lists everything they didn't mention, plus 12 questions worth asking every builder (including what solar panels or attic storage do to your trusses), with room to write down their answers.
- Key specs check. Steel gauge, posts, truss spacing and snow load side by side. Trusses rated under what your county needs get flagged. So do expired quotes.
- 28 common line items with 2026 ballpark prices: overhangs, gutters, wainscot, doors, openers, insulation, interior finish, a mezzanine, site prep, concrete, trenching, power hookup, electrical, plumbing, permits, delivery, sales tax and more, plus 3 blanks for your own. Your estimates start off your barn's size, so you can sanity check a number before you call.
- Questions and red flags worth knowing before the first builder walks your lot, plus a glossary with a labeled post-frame diagram so you can nod along when they start talking about BCLL.
